Mortgage document checklist
The exact documents depend on the borrower, property, and loan type, but this checklist gives you a practical starting point so you can get organized early.
Identity + basic application items
- • Government-issued photo ID
- • Address history and employment history
- • Social Security number for the formal secure application process
- • Contact information and property address if already identified
Income documents
- • Recent pay stubs
- • Most recent W-2s
- • Recent tax returns when required
- • Retirement, disability, pension, or other income documentation when applicable
Asset documents
- • Recent bank statements
- • Investment or retirement account statements if assets will be used for qualification or reserves
- • Gift-fund documentation if applicable
- • Proof of earnest money or funds to close when requested
Property + housing documents
- • Purchase contract if under contract
- • Homeowners insurance quote when available
- • Mortgage statement and homeowners insurance information for refinance scenarios
- • HOA information if the property is subject to an HOA
Self-employed or complex scenarios
- • Business tax returns where required
- • Year-to-date profit and loss statement when required
- • Business bank statements in some scenarios
- • Corporate documents or K-1s if applicable
VA-related items
- • Certificate of Eligibility or sufficient information to help obtain it
- • DD214 or statement of service when applicable
- • Documentation for disability-related exemption questions when applicable
